b) If identified necessary by the desktop study, a site investigation to be designed and submitted to and approved in writing prior to the investigation being carried out. The investigation must be comprehensive to enable:

a) How the development will reduce carbon emissions and utilise renewable energy b) measures to reduce the need for energy through energy efficiency methods using layout, building orientation, construction techniques and materials and natural ventilation methods c) how proposals will de-carbonise major development d) details of the building envelope (including u/r values and air tightness) e) how proposed materials respond in terms of embodied carbon f) consideration of how potential for energy from decentralised, low carbon and renewable energy sources can be maximised g) How the development optimised the use of multi-functional green infrastructure |

6. | Prior to commencement of development | Detailed surface water drainage scheme for the site, based on sustainable drainage principles has been submitted to and approved in writing to the local planning authority in consultation with the local lead flood authority

i) name and contacts of the person responsible ii) plans showing the locations of features requiring maintenance and how these should be accessed iii) details on how surface water each relevant feature shall be maintained and managed for the life time of the development iv) be of a nature to allow an operator, who has no prior knowledge of the scheme, to conduct the required routine maintenance |

8. | No development above slab level | Details of the finished floor levels of all buildings, together with details of existing and proposed site levels and the relationship with the adjacent land and buildings have been submitted and approved | To ensure sufficient information is submitted to demonstrate a satisfactory relationship between the proposed development and adjacent land and buildings in the interest of amenity | To be submitted during construction when slab level is finalised |
9. | No development above slab level | Samples of the external facing materials to be used have been submitted to and approved in writing | To ensure a satisfactory external appearance in the interests of the visual amenities of the locality | |
10. | Before occupation | Scheme for the provision of adequate water supplies and fire hydrants necessary for firefighting purposes at the site has been submitted to and approved in writing | In the interest of public safety from fire and the protection of Emergency Fire Fighters | Post construction |
11. | Prior to the first use of the development | Two 32amp (minimum) electric vehicle recharging points installed. Following verification details need to be submitted:
i) Plan/Photograph showing the location of the charging points ii) Technical data sheet for the charging point infrastructure iii) Confirmation of the charging speed in kWh |
